In many ways, buying a second home gives you the freedom to think big, think bold, and in some cases splurge on little things that have never mattered before. (Do you really need a wall of windows that opens up to outdoor living space when it snows 6 months of the year?)
That’s the conversations I have with my clients when they decide to come to Hawaii and invest in a second home.
While you may have visited Hawaii many times in the past, have you really thought about all of the little details that will make your life in Hawaii not just enjoyable, but exceptional?
Having a second home means that when you need a break from the daily stresses of life, you have a place to escape to; a place you know and love. One that provides the comforts of home, and the little extras that make you say “wow”. A place you can relax, enjoy, and head to the beach any time you choose.
But before you can relax poolside of your new home, you have to find your new home. And that can be a lot of stress in itself. What do you need to know before you buy a second home in Hawaii?
Resist The Urge To Impulse Buy
You made the decision to buy in Hawaii. You have two days left of vacation, do a whirlwind search, head home with a few flyers, and prepare to make a decision. If this sounds like you, resist the urge to put in an offer based on these few flyers. Buying a second home isn’t a split decision. It may be a home you spend a few weeks in for years to come, or it may be a home you end up retiring and living in on a daily basis. If it will be in your family for years, its something you should thoroughly research and feel comfortable with your final decision.
There are many aspects to Hawaii living that you may not have considered as a tourist, no matter how much time you’ve spent here. Neighborhoods matter. Location matters. Details matter. Instead of trusting in your own research from far away, don’t be afraid to get into the nitty gritty details with someone that not only has lived in Hawaii for years, but lives in the neighborhood you might be considering (I live in Kona and can tell you all of the reasons I love it!)
Evaluate Your Needs and Long Term Goals
You’ve visited Hawaii again, and know it’s the right location for your second home. You’ve fallen in love with the beauty, and your rental home has pushed you towards your final decision. But have you put a plan in place and considered all of the reasons you are ready to invest in a second home? What truly matters to your family and your long term needs?
For instance, I spoke with one couple who were considering a small home that was a perfect fit for their current family life. They had two kids that were finishing high school and entering college; Hawaii was the perfect getaway during their downtime. What they hadn’t thought about was their needs in ten years. What would happen if both kids married and had families of their own? Did the house they were considering take into account spouses and grandkids? Was this a home they would be just as happy with if their family grew by two (or four or six)? All of sudden that small, comfortable house didn’t look so comfortable anymore. They upgraded to match their future needs as well as their current situation, and have never been happier.
Its also important to think about how your second home will fit into your life. Will you be visiting on a regular basis? Will you need a property manager? Will you rent out your home for extra income? What extra expenses will you have once you take ownership of the property?
