Should I Sell My Hawaiian Vacation Home While I’m On The Mainland?

“We bought a vacation home several years ago on the Big Island. We’ve loved coming to Hawaii since we first married; our vacation home has been perfect for us as our kids grew up. But now we’d like to sell it and buy a bigger home more suited to our lifestyle today. We’re planning on retiring there soon, and want the perfect house for when we do. We’ll be in Hawaii this fall; should we wait until we are there to put our home up for sale?”

I receive phone calls like this one all the time. It’s common for people to think that the best way to sell a home is to be nearby for all the things that will take place throughout the selling process. Yet as a real estate professional, I can tell you that the easiest time to sell you home is when you are back on the mainland. Here’s why:

Showing your house is easier
Chances are if you are selling your vacation home, a buyer interested in the property may be considering it for the very same purpose. That means the buyer may have a short window of opportunity to find a home and start the process for closing. If we can show your home early in the morning, or as late as possible to accommodate the potential buyers, it’s easier to gain attention. And if you’re not there, we can show it at any time.

The vacation home stays in showhome condition
If you aren’t living in your vacation home, it’s easier to put it in showhome condition. Add special decorative touches to the kitchen and bath. Make the home look livable without a lived in look and feel. Take away the clutter and give it the pizzazz to sell quickly.

Open houses are easier
Open houses are a great way of letting a variety of people see your home in the shortest amount of time. And if you’re not here on the Big Island, those open houses can take place at any time, and last for as long as possible. We can even schedule them quickly, knowing they won’t interfere with your living arrangements.

It puts potential buyers at ease
When potential buyers know you’ve had to leave your home in order to accommodate their needs, they tend to look a little quicker, and forget to look at things that ultimately can be deal breakers. By not being there, you put potential buyers at ease, and you will never be inconvenienced by a potential buyer who wants to see your home “now”.
