4 TIPS TO SELL YOUR BIG ISLAND HOME
Whether you’re moving back to the mainland, upgrading to a larger space on the Big Island, or downscaling into something smaller, you’ll have to go through process of selling your current home. It isn’t always easy to make the quick sale that so many of us expect. Sellers often become frustrated when they don’t see attractive offers right out of the gate. If you’re Big Island home isn’t selling, here are four things you might want to consider.
1) Make a few key updates
Are there a few cheap fixes or upgrades you could do that would make your home more attractive to buyers? Consider updating the landscaping with new shrubs and flowers to give the property a homier feel. Take care of any obvious repairs and put up a fresh coat of paint. Buyers aren’t always looking for a big project and depending on the time of year, labor intensive renovations aren’t attractive to your prospects. If you really need your home to move quickly, have a professional inspection conducted before you’re in negotiations. Chances are good that your buyers will want one done anyway and it will allow you to take care of any obvious maintenance items up front. It’s also adds to your sales pitch!
2) Market your home well
Studies show that almost 75% of prospective buyers will see your property within the first three to six months it is posted on the market. In that time, make sure that you do a bit of home-grown marketing to help make your property as attractive as possible. Have professional photos taken that highlight your home and it’s best features. Craft a story that details the items you want to call attention to. Then post them to your social networks, community forums, and more. Even if you’re working with a real-estate agent, it can’t hurt to build a little organic interest.
3) Look at your price
If you were hoping to sell high and priced your home above market value, chances are that’s where it will stay for a long time to come. You need to do some thorough research and manage your expectations about what prices are realistic given today’s market conditions. While there are plenty of buyers out there who are eager to purchase, they won’t make an offer if you’re home isn’t priced comparatively to similar homes in the area. Do some market research and look at the price of other homes selling in your neighborhood as well as a few that have sold within the last three months. This should give you an idea of where to price your property.
4) Work with the experts
Selling a home isn’t easy. Unless you’ve sold a few homes before, it will be tough to go it alone. You may also be accepting some pretty serious liabilities if you attempt to do so. It’s always best to work with someone who is familiar with the local market, knows what buyers are looking for, and can manage process for you.
